What is North Light Boathouse, a Condominium?
North Light Boathouse, a Condominium, is the dry slip structure within North Light Yacht Club. The individual dry slips are actually condominium units that may be purchased and owned in fee simple by individual Owners.

What size boats will fit in the dry slips?
Dry slips are available in lengths of thirty feet (30’) and forty feet (40’). Since boats have varying heights and widths, please speak with your dealer or boat manufacture to determine the proper measurements for what size dry slip you will need to purchase to accommodate your current or future vessel. Purchasers must also consider added features or equipment when determining overall dimensions.

What kind of boats are permitted in the dry slips? May I keep a tender on my boat?
Boats kept in dry slips must be self-propelled leisure or recreational water craft in a seaworthy condition. Tenders may be kept upon a boat provided they are in compliance with all rules and regulations of Club Lot Owner. Commercial boats are only permitted to be kept in dry slips with the prior written consent of Club Lot Owner. In the event of any dispute as to whether a particular boat is permitted to be kept in a dry slip, the determination of Club Lot Owner made in its sole discretion shall be dispositive.

Are there additional requirements for boats?
Boats stored in a dry slip may not exceed the weight limitation of the dry rack or the forklift as determined in the sole discretion of Club Lot Owner. Boats must have such sanitary equipment on board as is required by all applicable federal, state and local authorities. All boats must be fully equipped and capable of operation on the sea in accordance with the standards imposed by the U.S. Coast Guard (except during a period of temporary repairs), and comply with all applicable licensing and registration requirements.

May I have repairs performed on my boat while it is in the dry slip?
No. Minor service and repairs may be performed in designated locations within North Light Yacht Club, but not in the dry slips. Major repairs including major engine work, exterior spray painting, or work that is not contained on the boat shall not be permitted within North Light Yacht Club unless approved in advance by the Dockmaster.

How do I have my boat placed in the water for use?
All boats are to be inserted into and removed from the dry slips via the Forklifts. Owners are to contact the Dockmaster if they wish to have their boat placed in the water. For safety and insurance reasons, no Owners are allowed in the dry storage building. If an Owner wants to retrieve or add something to his or her boat while in dry storage, the Owner must ask the Dockmaster to have this done for them.

Does the Association provide insurance for my boat? What insurance am I required to obtain on my own?
The Association does not provide insurance coverage for boats or any personal property on the boats. Each Owner must obtain such insurance coverage at their own expense. Each Owner must also obtain liability insurance for their boat, in such amounts as are specified by the Club Lot Owner from time to time but the minimum shall initially be $300,000, which policies shall name the Club Lot Owner as an additional insured. Proof of such insurance shall be provided to the Club Lot Owner.

Owners shall pay (i) assessments to the Condominium Association, for operation of the Condominium and other purposes described in the Condominium Declaration, (ii) assessments to Club Lot Owner for Shared Facilities Expenses and other purposes described in the Master Declaration, and (iii) Club Dues and the Club Membership Deposit to the Club, as provided in the Club Plan.

What are my voting rights in the Condominium Association?
On all matters on which the membership of the Condominium Association is entitled to vote, there is one vote for each dry slip.

What restrictions exist in the Condominium documents on the sale or leasing of my dry slip?
An Owner wishing to lease their dry slip must notify the Association and the Club Lot Owner of their intention to lease the dry slip. Club Lot Owner must approve the lease, but such approval shall not be unreasonably withheld. Prior to the leasing of any dry slip, the Owner must submit the specifications for the Vessel that will be housed in the dry slip and the Owner of the dry slip must pay to the Club Lot Owner any applicable fee for refitting of the rack required to accommodate the new Vessel. An Owner wishing to sell their dry slip must notify the Club Lot Owner, which has a right of first refusal on the sale of all dry slips, as provided in the Master Declaration.

Does the Club provide assistance in leasing my dry slip?
You may have the option of placing your dry slip in an optional rental program administered by Club Lot Owner.

What is North Light Yacht Club?
North Light Yacht Club (the "Club") plans to offer social, dining and swimming facilities and is located in Niceville, Florida.

What facilities does the Club intend to offer?
The "Club Facilities" are planned to consist of the following amenities:

A yacht club facility, including:
  • Food and beverage service
  • Male and Female shower and restroom facilities
  • An outdoor swimming pool
  • A Ship's Store
  • Fuel facilities
  • Parking
  • A pump-out facility


The foregoing is a general description of the facilities and services offered at the Club, and the Club's facilities and services may be changed by the Club at any time in the Club's sole and absolute discretion without notice. The Club Facilities may be constructed in phases as the number of members increases. The restaurant may be open to the public in addition to Club members and their guests.


What types of memberships will the Club offer?
The Club will initially offer Dry Slip Memberships, Social Memberships and Corporate Memberships. The Club may also offer Yacht Slip Memberships and Honorary Memberships, in its sole discretion.

Will the Club limit the number of members that it will accept?
The number of members will be limited as solely determined by the Club in order to prevent overcrowding of the Club Facilities.

Who will be eligible to acquire a membership in the Club?
Memberships will be offered to initial retail purchasers of North Light Boathouse, a Condominium (the "Condominium") and such other persons as the Club determines appropriate from time to time. Each purchaser of a unit in the Condominium (a "Unit") must apply for membership in the Club as a requirement for owning a Unit, and a Dry Slip Membership in the Club will be mandatory for all Unit owners.

What are the privileges of membership?
Dry Slip Members and Social Members are entitled to use all of the Club Facilities, subject to the Rules and Regulations of the Club (the "Club Rules"). A Corporate Membership entitles the corporate entity that owns the membership to designate up to four persons who may use the Club Facilities.

Will my family be entitled to use my membership privileges?
Yes. The following family of the member will be entitled to use the Club Facilities, subject to the Club Rules: (i) the member's spouse; (ii) an unmarried member’s "Significant Other"; and (iii) the unmarried children of the member or member’s spouse or Significant Other under the age of twenty-five (25) who are living at home, attending school on a full-time basis, or serving on active duty in the U.S. military. All other family members will be treated as guests of the member.

Will my guests be able to use the Club Facilities?
Guest use of the Club Facilities may be restricted in the discretion of the Club in order to ensure reasonable access by all members and their permitted family members. If guest use is permitted, guests may use the Club Facilities subject to the Club Rules and upon payment of any applicable guest fees and charges. The Club, in its sole discretion, may suspend all guest use of any or all of the Club Facilities from time-to-time.

What do I pay to acquire a membership in the Club?
Each member (other than an Honorary Member) will make a Membership Deposit, which will be refundable in accordance with the Club’s Membership Plan. Please contact the Membership Director for the current amount of the Membership Deposit.

Upon resignation, will I receive a refund of the Membership Deposit?
A Dry Slip or Social Member will receive a refund equal to the amount of the Membership Deposit previously actually paid by the member, without interest, upon the earlier of: (a) within sixty (60) days after the resignation and reissuance of the member's membership by the Club to a new member as set forth in the Membership Plan, or (b) thirty (30) years from the member's date of acceptance.

Upon resignation, how is the priority for refund of my Membership Deposit determined?
A Dry Slip Member who owns a Unit must resign his or her Dry Slip Membership from the Club upon the sale of the Unit and arrange for the Club to reissue his or her Dry Slip Membership to the subsequent purchaser of the Unit. The subsequent purchaser will be required to submit a Membership Application for approval by the Club and, if approved, will be required to pay the Membership Deposit which is then in effect. The subsequent purchaser, if approved, must acquire the Dry Slip Membership on or before the real estate closing. The Club will pay the refund amount to the resigning member when the subsequent purchaser has acquired the membership and paid the Membership Deposit.

Will my membership be transferable?
A member in good standing shall have the privilege of resigning and causing the Club to transfer his or her membership to a spouse, Significant Other or adult child of the member ("Permitted Transferee"). No additional Membership Deposit or transfer fee will be paid for the transfer. The Club may charge an administrative fee to the resigning member. The Permitted Transferee must be at least twenty-five (25) years old and must submit a signed Membership Application and be approved by the Club. The Permitted Transferee also must be acquiring the resigning member's Unit if the resigning member was a Unit owner.

All owners of Units are required to be a Dry Slip Member, subject to approval by the Club. Those members who own a Unit will be permitted to arrange through the Club for the transfer of their membership to the subsequent purchaser of their Unit. The subsequent purchaser must be approved for membership and pay the then required Membership Deposit.

Will the Club offer a Yacht Slip Membership?
The Club, in its sole discretion, may offer Yacht Slip Memberships upon obtaining all necessary governmental permits and approvals. If offered, a Yacht Slip Membership would provide the use of a specific size wet slip, together with all of the privileges of a Social Membership. Yacht Slip Members would be able to arrange for the Club to lease the slip to other persons when the Yacht Slip Member is not using the slip. Other provisions regarding Yacht Slip Memberships are set forth in the Membership Plan.

Wet slips not being used by Yacht Slip Members for a period of seven (7) days or longer must be made available for rent to the general public on a first-come, first-served basis at commercially reasonable rates through the rental program operated by the Club as required by the Submerged Land Lease. The Club will determine the rental rates to be charged for all slips from time to time, subject to the terms of the Submerged Land Lease. Persons renting slips must be approved by the Club as to financial responsibility. Their vessels must also be approved by the Club.

The Submerged Land Lease also requires 20% of the wet slips at the Club to be made available at all times for rent to the general public on a first-come, first-served basis for a term of one year or less at commercially reasonable rates.

Will members be subject to special assessments when there is a deficit in the Club’s operations or when capital expenditures are required?
No. The Club is a non-equity club. Therefore, members are not subject to capital or operating assessments. The Club will be responsible for all operating and maintenance costs of the Club Facilities.

How do I become a member of the Club?
An individual wishing to be considered for membership must complete and submit a signed Membership Application together with the Membership Deposit then due. A personal interview may also be required. For more information, please contact the Club’s Membership Director at (850) 678-2350.
