What is North Light Boathouse, a Condominium? North Light Boathouse, a Condominium, is the dry slip structure within North Light Yacht Club. The individual dry slips are actually condominium units that may be purchased and owned in fee simple by individual Owners. What size boats will fit in the dry slips? Dry slips are available in lengths of thirty feet (30’) and forty feet (40’). Since boats have varying heights and widths, please speak with your dealer or boat manufacture to determine the proper measurements for what size dry slip you will need to purchase to accommodate your current or future vessel. Purchasers must also consider added features or equipment when determining overall dimensions. What kind of boats are permitted in the dry slips? May I keep a tender on my boat? Boats kept in dry slips must be self-propelled leisure or recreational water craft in a seaworthy condition. Tenders may be kept upon a boat provided they are in compliance with all rules and regulations of Club Lot Owner. Commercial boats are only permitted to be kept in dry slips with the prior written consent of Club Lot Owner. In the event of any dispute as to whether a particular boat is permitted to be kept in a dry slip, the determination of Club Lot Owner made in its sole discretion shall be dispositive. Are there additional requirements for boats? Boats stored in a dry slip may not exceed the weight limitation of the dry rack or the forklift as determined in the sole discretion of Club Lot Owner. Boats must have such sanitary equipment on board as is required by all applicable federal, state and local authorities. All boats must be fully equipped and capable of operation on the sea in accordance with the standards imposed by the U.S. Coast Guard (except during a period of temporary repairs), and comply with all applicable licensing and registration requirements. May I have repairs performed on my boat while it is in the dry slip? No. Minor service and repairs may be performed in designated locations within North Light Yacht Club, but not in the dry slips. Major repairs including major engine work, exterior spray painting, or work that is not contained on the boat shall not be permitted within North Light Yacht Club unless approved in advance by the Dockmaster. How do I have my boat placed in the water for use? All boats are to be inserted into and removed from the dry slips via the Forklifts. Owners are to contact the Dockmaster if they wish to have their boat placed in the water. For safety and insurance reasons, no Owners are allowed in the dry storage building. If an Owner wants to retrieve or add something to his or her boat while in dry storage, the Owner must ask the Dockmaster to have this done for them. Does the Association provide insurance for my boat? What insurance am I required to obtain on my own? The Association does not provide insurance coverage for boats or any personal property on the boats. Each Owner must obtain such insurance coverage at their own expense. Each Owner must also obtain liability insurance for their boat, in such amounts as are specified by the Club Lot Owner from time to time but the minimum shall initially be $300,000, which policies shall name the Club Lot Owner as an additional insured. Proof of such insurance shall be provided to the Club Lot Owner. Owners shall pay (i) assessments to the Condominium Association, for operation of the Condominium and other purposes described in the Condominium Declaration, (ii) assessments to Club Lot Owner for Shared Facilities Expenses and other purposes described in the Master Declaration, and (iii) Club Dues and the Club Membership Deposit to the Club, as provided in the Club Plan. What are my voting rights in the Condominium Association? On all matters on which the membership of the Condominium Association is entitled to vote, there is one vote for each dry slip. What restrictions exist in the Condominium documents on the sale or leasing of my dry slip? An Owner wishing to lease their dry slip must notify the Association and the Club Lot Owner of their intention to lease the dry slip. Club Lot Owner must approve the lease, but such approval shall not be unreasonably withheld. Prior to the leasing of any dry slip, the Owner must submit the specifications for the Vessel that will be housed in the dry slip and the Owner of the dry slip must pay to the Club Lot Owner any applicable fee for refitting of the rack required to accommodate the new Vessel. An Owner wishing to sell their dry slip must notify the Club Lot Owner, which has a right of first refusal on the sale of all dry slips, as provided in the Master Declaration. Does the Club provide assistance in leasing my dry slip? You may have the option of placing your dry slip in an optional rental program administered by Club Lot Owner.
